§ 22-14. General requirements.

  • Large lot subdivision shall meet all of the requirements for platting as outlined in section 22-8 through 22-13, major subdivision. However, large lot subdivisions may be permitted variance and/or have additional requirements as hereafter stated:

    (a)

    Minimum of twenty (20) acre tract for development.

    (b)

    A minimum lot size of two (2) acres is required.

    (c)

    Street width may be a minimum of twenty-two (22) feet and without curb and gutter.

    (d)

    Storm water construction may be by overland process, subject to approval by the city engineer.

    (e)

    Forced sewer mains may be permitted.

    (f)

    Forced sewer lateral may be permitted, property owner will be responsible for all maintenance of said laterals.

    (g)

    No septic or lagoon systems will be permitted.

    (h)

    May require greater setbacks of yard areas.

    (i)

    Not allow resubdivision of lots.

    (j)

    No on-street parking permitted.

    (k)

    Water mains shall meet current city, DNR, and ISO standards.

    (l)

    Engineered plans for water, sewer, storm water mains, city streets and development storm water discharge plans must be submitted by the developer and approved by the city engineer and other required approval agencies.
