§ 22-13. Final plat contents.

  • (a)

    The final plat shall meet the following specifications. The original drawing of the final plat of the major subdivision shall be eighteen (18) inches by twenty-four (24) inches, or in six (6) inch multiples thereof. When more than one (1) sheet is used, a "key map" shall be included on each with apprporiate identification of each sheet. It shall be drawn at a scale of one hundred (100) feet to the inch. Four (4) black line or blue line prints shall be submitted with the original final plat.

    (b)

    The following information shall be shown:

    (1)

    Primary control points, or descriptions and "ties" to such control points, to which all dimensions, angles, bearings and similar data on the final plat shall be referred. Benchmark ties to N.A.V.D. 1988, for vertical control.

    (2)

    Tract boundary lines, right-of-way lines of streets, easements and other rights-of-way, and property lines of residential lots and other sites; with accurate dimensions, bearings or deflection angles, and radii, arcs and central angles of all curves.

    (3)

    Street lighting, location. (See improvements section 22-30).

    (4)

    Name and right-of-way width of each street or other right-of-way.

    (5)

    Location and right-of-way widths of existing and/or platted streets adjacent to the tract.

    (6)

    Location, dimensions and purpose of all easements.

    (7)

    Consecutive numbers for each lot and block.

    (8)

    Purpose for which sites, other than residential lots, are dedicated or reserved.

    (9)

    Setback lines on all lots and other sites.

    (10)

    Location and description of lot, block, or tangent markers.

    (11)

    Names of record owners of adjoining unplatted land.

    (12)

    Reference to recorded subdivision plats of adjoining platted land by book and page.

    (13)

    Certification by state registered land surveyor as to accuracy of survey.

    (14)

    Sidewalks, location and width. (See improvements section 22-27).

    (15)

    Statement of owner certifying that he has title to land being subdivided.

    (16)

    Statement by owner dedicating streets, public utilities (water and sewer), rights-of-way, easements and any sites for public uses.

    (17)

    Title, scale, north arrow and date.

    (18)

    A statement of the cost of all water and sewer lines, and the appurtenances thereto, which are dedicated therein, such statement of cost to be used by the city for the sole purpose of developing its fixed asset inventory.

    (19)

    Signature block for planning commission, mayor and city clerk.

    (20)

    An area at least five (5) inches wide by three (3) inches in height must be left blank at the upper right hand corner of the final plat or survey for the Adair County Recorder's seal and signature.
