§ 22-10. Approval of the preliminary plat.

  • (a)

    The preliminary plat shall be prepared by a person who is experienced and competent in the design of subdivisions, including a professional engineer or architect, a professional land planner or a land surveyor.

    (b)

    Four (4) signed and sealed copies of the preliminary plat shall be submitted to the plat office at least two (2) weeks prior to the meeting at which it is to be considered.

    (c)

    Following due consideration of the preliminary plat, the commission shall approve or disapprove the plat. In case of disapproval, the reasons for their actions shall be delivered to the subdivider.

    (d)

    The action of the plan commission shall be noted on two (2) copies of the preliminary plat, to which shall be attached any conditions required. One (1) copy shall be returned to the subdivider and the other retained by the plat officer.

    (e)

    Approval of the preliminary plat shall be construed to be an expression of approval of the general layout submitted as a guide to the preparation of the final plat. It should be understood that approval by the planning commission of a preliminary plat does not exempt subdivisions from complying with the most recent standards in effect at the time that the final plat is submitted and approved.
