Article VI. DISTRICT R-1, SINGLE-FAMILY RESIDENTIAL DISTRICT |
§ 25-49. Uses permitted generally.
In district R-1, no building, structure, land or premises shall be used and no building or structure shall be hereafter erected, constructed, reconstructed or altered except for one (1) or more of the following uses:
(a)
Dwellings, one-family;
(b)
Day nursery, with ten (10) children or less;
(c)
Churches used principally as a place of worship, if located in accordance with at least one (1) of the following:
(1)
On a lot already devoted to the use for which the building permit is requested;
(2)
On a lot having a side line common to a public park, playground or cemetery, or directly across a street from any one (1) or combination of such uses;
(3)
On a corner lot having a minimum of one hundred (100) feet frontage;
(4)
On a lot three (3) sides of which adjoin streets.
(d)
Public parks and playgrounds, including public recreational or service buildings within such parks;
(e)
Railroad rights-of-way, not including railroad yards;
(f)
Agriculture;
(g)
Nurseries, greenhouses and truck gardens limited to the propagation and cultivation of plants; provided, that no retail or wholesale business shall be conducted upon the premises; and provided, that no obnoxious soil or fertilizer renovation shall be conducted thereon;
(h)
The following can be allowed with the approval of a special use permit as outlined in article XXI of this ordinance:
(1)
Publicly owned and operated community buildings;
(2)
Public buildings;
(3)
Public libraries;
(4)
Public museums;
(5)
Public administrative buildings;
(6)
All schools, elementary and secondary and institutions of higher learning, including stadiums and dormitories in conjunction therewith if located on campus;
(7)
Golf courses and clubhouses appurtenant thereto, except miniature golf courses, driving ranges and other similar activities operated as a business;
(8)
Bed and breakfasts.
